ROCKBRIDGE COUNTY NOTICE OF PUBLIC HEARINGS

Notice is hereby given per Section 15.2-2204 of the Code of Virginia and Section 802.03, 04 and 05 of the County of Rockbridge Land Development Regulations (the Regulations) that public hearings will be held by the Rockbridge County Planning Commission on Wednesday, May 10, 2023, at or after 7:00 p.m. in the Board of Supervisors Meeting Room in the County Administration Building, 150 South Main Street, Lexington, Virginia 24450, followed by public hearings by the Board of Supervisors on Monday, May 22, 2023, at or after 6:00 p.m. at the same location to consider the following applications: 1) Dianna M Shiffett, Trustee of the Felicia S. Mays Trust, 412 Collierstown Road, Lexington, Virginia 24450, has made an application for a zoning map amendment to rezone a parcel of land and a portion of a parcel of land from the General Industrial (I-1) Zoning District to the Agricultural and General Uses (A-2) Zoning District. The properties (above address) under consideration are located on the northside of Collierstown Road (Route 251) and are approximately 0.30 miles east of the intersection of Collierstown Road and Union Run (Route 674). The properties are further identified as tax map number 74-18-C (2.12 acres – per tax records) and a portion of tax map number 74-18-B (1.15-acre portion of the 14.469 – per tax records). The properties are located in the Buffalo Magisterial District.

2) Kingfisher Properties LLC, PO Box 1307 Lexington Virginia 24450 has made an application for a zoning map amendment to rezone a portion of a parcel of land from the Agricultural Transitional (A-T) Zoning District to the General Business (B-1) Zoning District. The property under consideration is identified as 2329 N Lee Highway, Lexington, Virginia and is located on the westside of N Lee Highway (Route 11), approximately 0.70 miles south of the intersection of N Lee Highway and Valley Pike (Route 645). The property is further identified as tax map number 62-4-1K (6.68 acres – per tax records). The application is to rezone a 4.92-acre portion of the property from the A-2 District to the B-1 District, the remaining portion of the property is currently located in the B-1 District. The property is located in the Walkers Creek Magisterial District.

3) Samuel F. and Beth B. Rowe, 301 Sugar Loaf Road, Staunton, Virginia 24401, has made an application for a zoning map amendment to conditionally rezone two parcels of land from the General Residential (R-1) Zoning District to the General Business (B-1) Zoning District. The properties under consideration are identified as 8 Hays Creek Road, Brownsburg, Virginia 24415 and are located on the southwest side of the intersection of Brownsburg Turnpike and Hays Creek Road (Route 724). The properties are further identified as tax map number 26A-1-1 and 26A-1-3A (0.26 total acres – per tax records). The properties are located in the Walkers Creek Magisterial District.

4) MJ Nelson III and Lauren A. Nelson, 476 Wesley Chapel Road Lexington, Virginia 24450, have made an application for a zoning map amendment to rezone a parcel of land from the General Residential (R-1) Zoning District to the Agricultural and General Uses (A-2) Zoning District. The property (above address) under consideration is located on the westside of Wesley Chapel Road (Route 699) and is approximately 0.35 miles south of the intersections of Wesley Chapel Road and Popular Hill Road (Route 801). The property is further identified as tax map number 88-5-1J4 (2.00 total acres – per tax records). The property is located in the Buffalo Magisterial District.

TO REVIEW AN ORDINANCE TO AMEND ARTICLE IV. ZONING DISTRICT REGULATIONS. OF THE LEXINGTON ZONING ORDINANCE TO AMEND THE LOT WIDTH REQUIREMENTS FOR MULTI-FAMILY DWELLING UNITS Public hearings will be conducted by the Lexington Planning Commission at a meeting to begin at 5:00 P.M. on Thursday, May 11, 2023 and by the Lexington City Council at a meeting to begin at 7:00 pm on Thursday, May 18, 2023 in the first floor meeting room of the Rockbridge County Administrative Offices, 150 South Main Street to allow persons to present their views in response to an application to amend the Zoning Ordinance. The proposal is to amend Article IV. Zoning District Regulations. of the Zoning Ordinance to amend the lot width requirements for multi-family dwelling units.

A copy of the application, case number ZOA 2023-02 is available for public review and examination between 8:00 A.M. and 5:00 P.M. in the Planning and Development Department located on the second floor of Lexington City Hall, 300 East Washington Street.
