1. Conditional Use Permit for converting existing building to multifamily dwelling at 2424 Magnolia Avenue.

Notice is hereby given per Section 15.2-2204 of the Code of Virginia and Section 802.03, 04 and 05 of the County of Rockbridge Land Development Regulations (the Regulations) that public hearings will be held by the Rockbridge County Planning Commission on Wednesday, July 12, 2023, at or after 7:00 p.m. in the Board of Supervisors Meeting Room in the County Administration Building, 150 South Main Street, Lexington, Virginia 24450, followed by public hearings by the Board of Supervisors on Monday, July 24th 2023, at or after 6:00 p.m. at the same location to consider the following applications: 1) Bella Property 8 LLC, 118 Tobias Road, Vinton, Virginia 24179, has made an application for a zoning map amendment to rezone a portion of a parcel of land from the General Residential (R-1) Zoning District to the General Business (B-1) Zoning District. 2) Natural Bridge Christian Fellowship, DBA The Bridge Christian Academy, 21 Gilmores Mill Road, Natural Bridge Station, Virginia, 24579, has made an application to amend a condition associated with the special exception permit for the existing private school (Natural Bridge Christian Academy) in the General Residential (R-1) Zoning District. A condition in the current special exception permit limits the total number of students to fifty (50) or less. The application is to amend the condition to allow for up to one hundred (100) students. The property (above address) is located on the southside of Gilmores Mill Road (Route 708) and Wert Faulkner Highway (Route 130). The property is located in the Natural Bridge Magisterial District. 3) Virginia Electric and Power Company DBA Dominion Energy Virginia, 5000 Dominion Blvd, 3rd Floor Glen Allen, Virginia 23060, has made an application for a special exception permit in order to rebuild a portion of their 115kV transmission line that runs west from the Balcony Falls Substation (Located at 4115 Glasgow Highway, Glasgow, Virginia 24555) to the Rockbridge/ Amherst County Line. The existing right-of-way is located in the Agricultural and General Uses (A-2) Zoning District. Per section 603.03-9 of the County of Rockbridge Land Development Regulations, public utilities are a use by special exception in the A-2 District. The existing right-of-way meanders on the north and southsides of Glasgow Highway (Route 501). All rebuild work will be within the right-of-way with four existing galvanized steel lattice towers proposed to be replaced with steel monopole structures. One new monopole structure is proposed.
4) Rockbridge County, 150 South Main Street, Lexington, Virginia 24450, has made an application for a zoning text amendment to modify Section 302.00: Definitions and Section 605: General Industrial (I-1) Zoning District, of the Regulations. The proposed text amendments will define a train station and train depot and provide for the uses as permitted uses in the I-1 District. APPLICATIONS OF MAXMARK HOMES LLC AND WEATHERBURN HOLDINGS LLC PROPOSING THE ADJUSTMENT OF BOUNDARY LINES FOR 21, 23 & 25 CHAMBERLAIN LOOP (TAX PARCELS #39-1-22, #39-121, 39-1-6 & #39-1-20) AND THE AMENDMENT TO THE WEATHERBURN PLANNED UNIT DEVELOPMENT LOCATED AT THE INTERSECTION OF THORNHILL ROAD AND CHAMBERLAIN LOOP IN LEXINGTON, VIRGINIA.
A public hearing will be conducted by the Lexington Planning Commission at a meeting to begin at 5:00 P.M. on Thursday, July 13, 2023 in the first floor meeting room of the Rockbridge County Administrative Offices, 150 South Main Street, to allow persons to appear and present their views in response to applications by Max-Mark Homes LLC and Weatherburn Holdings LLC. Application number PS 2023-04 requests the application of a preliminary subdivision plat (boundary line adjustments & vacation) to vacate Tax Parcel #39-1-21 and to adjust the boundary lines for Tax Parcels #39-1-22, #39-1-20, and the adjacent open space (Tax Parcel #39-1-6). Application number PUD 2023-01 is a request to amend the Weatherburn Planned Unit Development to allow for the boundary line adjustments and vacations proposed in application PS 202304.
