AN APPLICATION BY THE CITY OF LEXINGTON REQUESTING AMENDMENTS TO THE COMPREHENSIVE PLAN OPPORTUNITY AREA, FUTURE LAND USE, COMMERCIAL CENTER AND TRADITIONAL NEIGHBORHOOD MAPS TO CORRECT THE DESIGNATIONS FOR EIGHT PARCELS LOCATED ALONG THE SOUTHEAST END OF MAPLE LANE.

A public hearing will be conducted by the Lexington Planning Commission at a meeting to begin at 5:00 P.M. on Thursday, June 13, 2024, in the first floor meeting room of the Rockbridge County Administrative Offices, 150 South Main Street,to allow persons to present their views in response to an application by the City of Lexington requesting the Comprehensive Plan Future Land Use map, Commercial Center map, Traditional Neighborhood map, and Opportunity Area map be amended to reflect the following: A) That the future land use designation for 5 Maple Lane (TM# 28-13-3), 7 Maple Lane (TM# 28-14-13),9 Maple Lane (TM# 28-14-14), 11 Maple Lane (TM# 28-14-15), 13 Maple Lane (TM# 28-14-16), 15 Maple Lane (TM# 28-14-17), 17 Maple Lane (TM# 29-17-18), and 19 Maple Lane (TM# 28-17-19) be amended from the Commercial Center future land use designation to the Traditional Neighborhood future land use designation; and B) That the opportunity areas map in the Lexington Comprehensive Plan be amended to remove the opportunity area designation from 5 Maple Lane (TM# 28-13-3), 7 Maple Lane (TM# 28-14-13), 9 Maple Lane (TM# 28-14-14), 11 Maple Lane (TM# 28-14-15), 13 Maple Lane (TM# 28-14-16), 15 Maple Lane (TM# 28-14-17), 17 Maple Lane (TM# 29-17-18), and 19 Maple Lane (TM# 28-17-19).

BUENA VISTA CITY COUNCIL PUBLIC HEARING June 20th 2024

Pursuant to Code of Virginia Sections 15.2-2204 and City of Buena Vista Land Development Regulations, notice is given that the City Council of the City of Buena Vista will hold a public hearing to receive comment on the following matters.

Zoning Map Amendment for 962 and 982 Linden Avenue, Tax Map numbers 46-1-1-19-6 and 46-1-119-8, 18,750 square feet at corner of Linden Ave and 10th Street. Proposal to rezone 962 Linden Ave from R3 Residential Limited to MU Mixed Use, and rezone 982 Linden Ave from MB Mixed Business to MU Mixed Use.

Notice is hereby given that a public hearing will be conducted by the Lexington City Council on Thursday, June 6, 2024, at 7:00 p.m., in the Rockbridge County Administrative Offices, Meeting Room, 150 S. CITY OF LEXINGTON NOTICE OF PUBLIC HEARING

TO REVIEW AN APPLICATION FOR A CONDITIONAL USE PERMIT TO ALLOW 123 W. WASHINGTON STREET TO BE USED AS A DAY CARE CENTER A public hearing will be conducted by the Lexington Planning Commission at 5:00 P.M. on Thursday, June 13, 2024 in the first floor meeting room of the Rockbridge County Administrative Offices, 150 South Main Street, to allow persons to appear and present their views in response to a Conditional Use Permit application submitted by Rhianna Schlief. The application is a request for a Conditional Use Permit that would allow a portion of Grace Episcopal Church located at 123 W. Washington Street (Tax Map # 16-3-C) to be used as a day care center.

ROCKBRIDGE COUNTY NOTICE OF PUBLIC HEARINGS

Notice is hereby given per Section 15.2-2204 of the Code of Virginia and Section 808 of the County of Rockbridge Land Development Regulations (the Regulations) that public hearings will be held by the Rockbridge County Planning Commission on Wednesday, June 12, 2024, at or after 7:00 p.m. in the Board of Supervisors Meeting Room in the County Administration Building, 150 South Main Street, Lexington, Virginia 24450 to consider the following applications: 1) Warm Run Solar, LLC, 107 5 th Steet, Charlottsville Virginia, 22902 has made an application for a Special Exception Permit to develop a 3.00-MW (AC) solar project. The property is owned by Robert F. Hufman, Trustee, 1318 Mount Atlas Road, Lexington Virginia, 24450 and is identified as tax map number 62-12B1 (56.00 ac. per tax records). The property is located on the east side of Lincoln Road (Rt. 763) approximately 0.52 miles south of the intersection of Lincoln Road and N. Lee Highway (Rt.11). Access to the proposed solar project is from Warm Run Road (Rt. 788). The property is in the Agricultural Transitional (A-T) Zoning District. Per section 603B.03-14 of the Regulations, Public Utilities are a use by special exception in the A-T District. The property is in the South River Magisterial District.

2) KCREEK LLC, 195 Walker Street Lexington Virginia, 24450 has made an application for a Special Exception Permit to develop a Storage Business. The property (Fairfield Square) is owned by MESENO LLC, 511 E. Nelson Street, Lexington Virginia, 24450. The property is located on the west side of N. Lee Highway (Rt. 11), approximately 0.41 north of the intersection of Sterrett Road (Rt. 710) and is accessed by Soapy Place (private road). The property is further identified as tax map number 39-A-24 (7.05 ac. per tax records). The property is in the General Business (B-1) Zoning District. Per section 605.03-12 of the Regulations, Wholesale business, storage or warehouse are a use by special exception in the B-1 District.

The property is in the South River Magisterial District. 3) County of Rockbridge, Virginia, 150 South Main Street, Lexington, Virginia 24450, has made an application for a zoning text amendment (ZTA) to modify Section 302 (Specific Definitions), Section 302.95 (General Store, Country) of the Regulations to modify the definition of General Store, Country to include provisions for a restaurant to be included with the use of a General Store, Country.
