Modine Site Plan Approved
A major site plan for Modine Manufacturing’s expansion project at its 360 Collierstown Road property was reviewed and approved Oct. 9 by the Rockbridge County Planning Commission.
The site plan approved was for the construction of a 200-space parking lot, a 50,880-square-foot storage lot and a 5,325-square-foot testing building. The property encompasses 19.2 acres and is in a general industrial (I-1) zoning district.
Modine announced earlier in the year an $18.1 million expansion of its Rockbridge County facility to increase its capacity for the production of data center cooling equipment. The expansion is leading to the creation of more than 200 new jobs.
The site plan approval is contingent upon sediment and erosion/stormwater management plans being approved and similar approvals coming from the Rockbridge County Public Service Authority and the Virginia Department of Transportation.
BRAAC Seeking Expansion
The Blue Ridge Autism and Achievement Center is making plans to increase the number of students it serves at its current location at 40 Park Place, off of U.S. 11, north of Lexington. The BRAAC facility is located on the east side of U.S. 11, approximately .86-of-a-mile south of the intersection with Valley Pike.
BRAAC, currently licensed to serve up to 10 students, is seeking approval from the state to serve up to 24 students. The expansion plans were an agenda item for the Rockbridge County Planning Commission’s Oct. 9 meeting. A rezoning from general business (B-1) to agricultural transitional (A-T) and a special exception permit for a private school were recommended for approval.
BRAAC has been at this site since 2016, having moved there from Buena Vista in 2009. When the relocation occurred eight years ago, the need for zoning actions wasn’t brought to the attention of county officials because BRAAC, as a 501(c) (3) entity, didn’t have to apply for a business license, which is when the zoning processes would have ordinarily been initiated.
